How To Build with Austart Homes
To quote you a firm fixed price, Austart Homes needs to have the following reports on your land: soil test (this report is needed to determine the soil profile and final design of the structural foundations to your home), contour survey (this is to determine what work needs to be carried out to your land in order to have your home and site comply with the council regulations) and wind rating certificate (all homes have to be designed to suit the wind rating of your land). If you do not have this information Austart Homes can carry out this work on your behalf and this work takes approximately 2-3 weeks to complete.
Austart Homes will hold the advertised price firm for 60 days from the date you give Austart Homes authority to carry out the work listed above. If a building contract is not signed within this period and Austart Homes has been notified of any material or labour increases that will effect the cost of the home to be constructed, this increase will be added onto the listed price. After Austart Homes receives these reports we will then notify you of any price changes and if you then give permission to proceed further, it then takes approximately 3 weeks to finalise plans and prepare the building contract, this is based on a standard design with minor changes.
The Building application lodgment and approval takes approximately 4-6 weeks and your copy of the building contract will be forwarded to you for your signing. In this time Austart Homes requests you to provide the following:
- A copy of your loan approval letter or in the case of a cash contract a letter from your financier stating that you have sufficient funds to cover the contract amount.
- Proof of land ownership. If your land is newly purchased the relevant local authority may not have received notification of change of ownership; therefore they will require proof of ownership or proof of land purchase upon lodgment of a building application.
- Return the signed Builders Copy of the Building Contract by the Client.
On Site Start and Price review date will be approximately 3 weeks after all items above are returned to the office.
Estimated Time Frame from Items listed above to the completion of the home for standard designs.
- $0 to $80,000 contract will be 11 weeks approx. construction plus 14 weeks approx. for above = 25 weeks in Total approx.
- $80,000 to $100,000 contract will be 12 weeks approx. construction plus 14 weeks approx. for above = 26 weeks in Total approx.
- $100,000 to $120,000 contract will be 14 weeks approx. construction plus 14 weeks approx. for above = 28 weeks in Total approx.
- $120,000 to $150,000 contract will be 15 weeks approx. construction plus 14 weeks approx. for above = 29 weeks in Total approx.
- $150,000 to $200,000 contract will be 16 weeks approx. construction plus 14 weeks approx. for above = 30 weeks in Total approx.
- $200,000 to $250,000 contract will be 17 weeks approx. construction plus 14 weeks approx. for above = 31 weeks in Total approx.
- Contract Price over $250,000 will be calculated separately.
AN EXTENSION of time and additional costs if applicable WILL BE CLAIMED FOR THE FOLLOWING REASONS and will be noted in your contract:
- Any variance from standard brochure design, inclusions and price list. (Including driveways, floor coverings, landscaping etc)
- Public Holidays and Industry shutdown
- Any works being completed by you known and listed at this stage.
- Any delays by you to approve any stage of work and/or if you delay Austart Homes schedule or progress in any way
Progress Payments will be due at the following stages & payable within five (5) working days of invoice.
NOTE: The contract is based on Progress Payments in Cash, Direct Deposit, Cheque or Bank Cheque.
(FINAL PAYMENT MUST BE BY BANK CHEQUE OR BANK TRANSFER)
